Are home prices dropping?
Based on what I’m seeing firsthand, the answer is that there are situations where motivated sellers are willing to make price reductions or concessions to attract buyers.
That doesn’t mean every Milpitas home is losing value. Real estate is very property-specific. Location, condition, initial pricing, competition and a seller’s motivation can all influence the final sales price.
📊Market Highlights
• Milpitas homes spent a median of just 17 days on the market in September 2026, indicating continued seller demand.
• 35 new listings and 20 closed sales gave Milpitas buyers somewhat more inventory and negotiating room.
• The median sales price was approximately $1.54 million, down somewhat from previous levels.
• Mortgage rates remain elevated, making financing strategy and affordability important considerations for buyers.
• Several new Milpitas properties are coming to market this fall, including homes in Parktown, Summit Point, and Foothill Estates.
As we move from summer into fall, there is a lot to discuss in the Milpitas real estate market. I’m Debbie Indihar Giordano of Master Brokers, and this week I’m looking at the broader economy, mortgage rates, September housing activity, an increasingly important cybersecurity issue, and several Milpitas homes coming to market.
Economic Growth Remains Positive
Recent economic reporting cited in my weekly update showed that the U.S. economy grew at a revised 2.2% pace during the second quarter.
Consumer spending was also strong, increasing 3.8%. Because consumer activity represents such a large portion of the economy, continued spending is one indicator of how households are responding to current economic conditions.
For Milpitas homeowners and buyers, however, national economic statistics are only part of the picture. What matters locally is how economic conditions translate into mortgage rates, buyer affordability, inventory, and actual home sales.
Mortgage Rates Remain a Challenge for Buyers
The mortgage rates discussed in this week’s update were:
• 30-year fixed conforming: 7.575%
• 15-year fixed conforming: 6.99%
• 30-year fixed jumbo: 7.375%
• 15-year fixed jumbo: 6.75%
At these levels, buyers need to pay close attention to monthly payments rather than focusing exclusively on a home’s asking price.
I’m seeing this firsthand in current transactions. Buyers who previously locked their rates may be in a different position than someone beginning a home search today.
That doesn’t mean buyers should automatically wait. It means financing needs to be considered alongside the individual property, price, negotiating opportunity, and the buyer’s longer-term plans.
September Milpitas Housing Market
September 2026 provided some interesting signals about our local market.
The median time on market was just 17 days, which continues to indicate meaningful demand for Milpitas homes.
At the same time, there were 35 new listings compared with 20 closed sales.
That difference matters.
When more properties are entering the market than are closing, buyers may have more choices and potentially a little more leverage when preparing an offer. Sellers, meanwhile, need to pay careful attention to pricing, preparation, presentation, and current competition.
The median sales price was approximately $1.54 million.
No single month’s number tells the entire story, so homeowners should be careful about applying a citywide median directly to the value of an individual property. Neighborhood, condition, lot, schools, upgrades, floor plan, location, and comparable recent sales all matter.
Protecting Real Estate Transactions in the Age of AI
October is National Cybersecurity Awareness Month, making this a particularly good time to discuss security in real estate transactions.
AI-generated communications, deepfakes, fraudulent emails, and wire scams make verification increasingly important.
Real estate transactions involve sensitive financial information and, in many cases, substantial wire transfers. Buyers and sellers should never assume that an unexpected email, text message, or set of wiring instructions is legitimate simply because it looks convincing.
A strong approach is to keep a human involved in verification.
During my transactions, I work with a transaction coordinator and title professionals, and we pay close attention to communications and potential fraud. Instructions involving funds should be independently verified before action is taken.
For homeowners who haven’t bought or sold property for many years, today’s digital transaction environment may look very different from the last time they moved. Asking questions and verifying instructions is an important part of the process.
New Milpitas Inventory Coming to Market
I’m excited about several properties in different Milpitas neighborhoods.
1750 Tahoe Drive is coming to market in the Parktown area near Sinnott Elementary School. The approximately 1,504-square-foot home has two bathrooms and was originally configured with four bedrooms. The fourth bedroom has been modified into a retreat adjoining the primary bedroom but could potentially be converted back.
The property is being offered at $1,698,888, with open houses planned from 2:00–4:00 p.m. on both days of the upcoming weekend.
Next is 1722 Pebble Beach Court in the gated Summit Point community in the Country Club area.
Offered at $2,798,888, this approximately 2,800-square-foot home features three or four bedrooms, four full bathrooms, three fireplaces, three decks, and impressive panoramic views. Preparations are underway with the goal of opening the property to visitors October 17 and 18 from 2:00–4:00 p.m.
Also coming soon is 2393 Lacey Drive in Foothill Estates.
Priced at $1,799,950, this well-maintained property has five bedrooms, two-and-a-half bathrooms, and approximately 1,980 square feet. The property is currently in a members-only coming-soon status while preparations continue.
What This Means for Milpitas Buyers and Sellers
Milpitas continues to show characteristics that can benefit both sides of a transaction.
A median 17 days on market indicates that sellers can still find motivated buyers. At the same time, the relationship between new listings and closed sales suggests buyers may have more opportunity to evaluate their options and negotiate than they would in an extremely inventory-constrained market.
For longtime Milpitas homeowners—particularly those considering downsizing, relocating, or selling a home they have owned for many years—the important question isn’t simply, “Is now a good time to sell?”
A better question is: How does today’s market fit my particular home, financial circumstances, and next move?
That answer is different for every homeowner.
Staying Informed About Milpitas Real Estate
Interest rates, inventory, buyer activity, and individual neighborhood conditions can change. Staying informed about what is actually happening in Milpitas can help buyers and sellers make decisions based on local information rather than national headlines alone.
If you have questions about your Milpitas home, an upcoming move, or what current conditions may mean for you, I’m always happy to provide local perspective and personalized guidance.

🚨Why are people still selling?
You saw this news this week. Rates are rising.
Rates are rising again.
Yes, that makes buying more expensive.
And yes, some buyers will wait.
But plenty of serious buyers are still moving.
They’re just more selective.
So if you’re selling right now:
Price matters more
Marketing matters more.
Buyers have less patience for homes that feel overpriced or poorly presented.
You can still sell well.
You just need to get the price, positioning, and exposure right from the start.

Interest Rates – Up to the minute information on the Milpitas real estate market.
Mortgage rates remain an important part of the conversation for both buyers and sellers.
Rates can change, of course, so buyers should always discuss current pricing, qualifications, and loan options directly with a qualified mortgage professional.
Mortgage rates are national averages and can change daily. Actual rates vary based on loan type, credit, down payment, points and other borrower-specific factors.
In this Video, I’ll talk about some listings, exciting new inventory I have coming up.
We’re ready to get your property ready. Give me a call 408-945-8988 or giordanodj@aol.com. Let’s talk, let’s get together and let’s see what we can do about this 2026 upcoming market. Thank you for watching.

______
We would like to express our sincerest appreciation for Debbie Giordano for her quick action on selling our house. We sincerely believe she is the best real estate broker covering the southern San Francisco Bay Area.
We currently live in Arizona and was definitely not looking forward to spending several weeks in the bay area while we fixed up our Milpitas property to sell. We have had renters in our house for the past six years.
Debbie not only took the reins on this effort, she charged full force straight into the thick of things. She managed to arrange the repairs in one week. She also staged the property and put it on the market. The house never looked good in the 35 plus years in which we lived in the house. Due to her valiant efforts, the house sold in just one week, and we received what were hoping to get out of the house.
Thank you, Debbie for all you did for us. It is truly remarkable that you pulled a rabbit out of the hat. Your efforts surpassed our greatest expectations.
Thank you again.

Thank you Debbie.
Even though you have taken the reigns on our MiIpitas house, and are driving forward with this; I just want to make it official that Charleen and I would like you to be our realtor for our Milpitas house until it is sold. We appreciate everything you have done thus far. Charleen and I were really comfortable with talking to you when you came out to our house and we look forward to a prosperous conclusion for the both of us. We will work with Melissa to get the documents signed.

My brother and I knew that selling our family home with Debbie was going to give us the best experience possible. But what neither of us realized was how incredibly cutting edge she is about the Milpitas market, how networked and how committed she is to her clients. She stood by us and was alongside us every step of the way. Her passion and compassion are stellar. It is safe to say that neither of us have enjoyed going through the home sale process, but Debbie made it seamless and we will always be grateful to her and her great team for their amazing professionalism and care.
Thank you Debbie for all that you do!

We were impressed with Debbie’s familiarity of Milpitas from our very first meeting. Her knowledge of the local housing market and our neighborhood including schools and businesses made us feel very comfortable. She is on top of an everchanging market.
Debbie toured our home and gave us an honest assessment; she advised us on updating a few things that will make our home stand out from the others. She has a very good team of subcontractors to help with any upgrades or repairs that are needed. These subs are very respectful, on time and do quality work.
During this process, communication with Debbie and her team was outstanding. They kept us informed every step of the way.
Debbie has a staging team that transformed our home to maximize its appeal to buyers. This process was flawless and really showcased the home.
Working with Debbie was truly a positive experience. She worked very hard at keeping everything organized and on schedule.
We highly recommend Debbie. Her expertise, dedication and professionalism made the sale of our home enjoyable and successful.
Thank You Debbie
