Is Milpitas competitive?
That’s the question I wanted to answer in this week’s market update, and one of my recent listings provides a useful example of what we’re seeing locally.
Even with interest rates considerably higher than they were a few years ago, qualified buyers are still paying attention to Milpitas. When a home is positioned appropriately and attracts the right buyer, activity can happen quickly.
📊Market Highlights
- A Milpitas seller accepted a preemptive offer on 1750 Tahoe Drive before the scheduled open house.
- Mortgage rates remain elevated compared with recent years, with Debbie reporting a 30-year conforming rate of 7.49% in this week’s update.
- Local activity shows that buyers are still willing to act when the right Milpitas property becomes available.
- Several Milpitas homes are currently for sale or being prepared for market, offering options across different price points.
- Homeowners considering selling in spring 2027 can use the coming months to prepare their property and develop a thoughtful strategy.
Note: 1750 Tahoe Drive below.
Interest Rates Remain an Important Part of the Market
In this week’s update, I reported the following mortgage rates:
- 30-year fixed conforming: 7.49%
- 15-year fixed conforming: 6.99%
- 30-year fixed jumbo: 7.375%
- 15-year fixed jumbo: 6.75%
Those rates are high compared with what buyers became accustomed to a few years ago, so affordability remains an important consideration.
For sellers, higher rates don’t necessarily mean buyers have disappeared. Instead, buyers may be more selective about the homes they pursue and the prices they’re willing to pay.
That makes local knowledge and careful preparation especially important.
A Milpitas Home Goes Into Contract Before the Open House
A good example is my listing at 1750 Tahoe Drive in Milpitas.
The property went into contract on Friday, before the scheduled weekend open house, after the sellers received an excellent preemptive offer.
A preemptive offer is simply an offer a buyer submits before the seller’s planned offer date, open house or full marketing period has concluded.
After reviewing the terms, the sellers decided accepting the offer made sense for them.
The buyer purchased the property as-is, and the offer came in above the listing price. We’re very pleased with the result for the sellers.
Does one transaction mean every Milpitas home will sell before its open house? Of course not.
But it does demonstrate that serious buyers are still active in our local market.
Recent Transactions Offer More Local Perspective
We also have 1662 Everglades Drive in Milpitas closing this week at approximately $1.35 million.
Next week, 3371 Hostetter Road in San Jose is scheduled to close at $1,660,000.
That property required a different strategy. After considering the market, economic factors and the alternative of renting the home, the seller ultimately decided to move forward with a sale.
These examples are a good reminder that there isn’t one strategy that works for every homeowner.
Your property, financial objectives, timing and personal circumstances all matter.
1722 Pebble Beach Court in Milpitas
One of the properties I’m especially excited to share is 1722 Pebble Beach Court in Milpitas, offered at $2,798,888.
Located in the Summit Point Homeowners Association near Bay View Golf Club, the property offers spectacular panoramic views of the Bay Area, hills, golf course and downtown San Jose.
At approximately 2,800 square feet, the home offers a flexible four-bedroom, four-bathroom configuration.
One particularly useful feature is the ground-level bedroom and full bathroom. The owners converted what had been a dining area to accommodate an elderly parent. Depending on the next owner’s needs, the space could continue serving as a bedroom or potentially return to formal dining.
The home also features three fireplaces, including one in the primary bedroom, three decks and a three-car garage.
I’ll be hosting a Friday twilight tour from 6–8 p.m., followed by Saturday and Sunday open houses from 2–4 p.m.
More Milpitas Properties to Watch
We’re also preparing 2393 Lacey Drive, a five-bedroom, two-and-a-half-bath home of approximately 1,980 square feet, priced at $1,798,888.
Another property coming in the months ahead is 1828 Big Bend Drive, a one-story Parktown home of approximately 1,737 square feet. It offers four bedrooms, two bathrooms, a separate family room and living room, and is associated with Sinnott Elementary School.
For buyers looking at a different price point, 1081 North Abbott Avenue is currently offered at $745,000. This three-bedroom, two-bath downstairs condominium features a wraparound rear patio and a desirable location within the community.
Together, these properties illustrate something important about Milpitas: there isn’t just one housing market. Buyers may be considering condominiums, traditional single-family homes, larger homes with multigenerational possibilities, or higher-end properties with views.
Thinking About Selling in Spring 2027?
If you’re considering selling next spring, now is a good time to begin thinking about your plans.
This can be especially helpful for longtime Milpitas homeowners who have accumulated years—or decades—of belongings and home improvements. Starting early gives you time to consider repairs, preparation, timing and your next move without having to make every decision at once.
The goal isn’t to rush. It’s to be informed and prepared.
Milpitas continues to show signs of active buyer interest, but every property requires its own strategy. Understanding current rates, recent neighborhood activity, inventory and buyer behavior can help you make decisions based on your particular situation.
If you’d like to discuss a Milpitas property, one of my coming-soon listings, or your plans for 2027, I’m always happy to have a conversation and help you develop a game plan.

🚨Feels like a bad time to sell, but…
This might surprise you which is why I’m sharing it
Higher rates can make this feel like a bad time to sell.
But just yesterday, I shared a listing with over 3,290 views and 190 saves on Zillow.
That’s a lot of attention for one home.
So here’s what I can tell you:
Buyers are still looking. And a home priced competitively can still get their attention.
Competitive doesn’t mean low. It means giving buyers a compelling reason to choose your home over the others.
I thought you’d appreciate this update.

15-year fixed conforming: 6.99%

Rates can change, of course, so buyers should always discuss current pricing, qualifications, and loan options directly with a qualified mortgage professional.
Mortgage rates are national averages and can change daily. Actual rates vary based on loan type, credit, down payment, points and other borrower-specific factors.
In this Video, I’ll talk about some listings, exciting new inventory I have coming up.
We’re ready to get your property ready. Give me a call 408-945-8988 or giordanodj@aol.com. Let’s talk, let’s get together and let’s see what we can do about this 2026 upcoming market. Thank you for watching.

______
We would like to express our sincerest appreciation for Debbie Giordano for her quick action on selling our house. We sincerely believe she is the best real estate broker covering the southern San Francisco Bay Area.
We currently live in Arizona and was definitely not looking forward to spending several weeks in the bay area while we fixed up our Milpitas property to sell. We have had renters in our house for the past six years.
Debbie not only took the reins on this effort, she charged full force straight into the thick of things. She managed to arrange the repairs in one week. She also staged the property and put it on the market. The house never looked good in the 35 plus years in which we lived in the house. Due to her valiant efforts, the house sold in just one week, and we received what were hoping to get out of the house.
Thank you, Debbie for all you did for us. It is truly remarkable that you pulled a rabbit out of the hat. Your efforts surpassed our greatest expectations.
Thank you again.

Thank you Debbie.
Even though you have taken the reigns on our MiIpitas house, and are driving forward with this; I just want to make it official that Charleen and I would like you to be our realtor for our Milpitas house until it is sold. We appreciate everything you have done thus far. Charleen and I were really comfortable with talking to you when you came out to our house and we look forward to a prosperous conclusion for the both of us. We will work with Melissa to get the documents signed.

My brother and I knew that selling our family home with Debbie was going to give us the best experience possible. But what neither of us realized was how incredibly cutting edge she is about the Milpitas market, how networked and how committed she is to her clients. She stood by us and was alongside us every step of the way. Her passion and compassion are stellar. It is safe to say that neither of us have enjoyed going through the home sale process, but Debbie made it seamless and we will always be grateful to her and her great team for their amazing professionalism and care.
Thank you Debbie for all that you do!

We were impressed with Debbie’s familiarity of Milpitas from our very first meeting. Her knowledge of the local housing market and our neighborhood including schools and businesses made us feel very comfortable. She is on top of an everchanging market.
Debbie toured our home and gave us an honest assessment; she advised us on updating a few things that will make our home stand out from the others. She has a very good team of subcontractors to help with any upgrades or repairs that are needed. These subs are very respectful, on time and do quality work.
During this process, communication with Debbie and her team was outstanding. They kept us informed every step of the way.
Debbie has a staging team that transformed our home to maximize its appeal to buyers. This process was flawless and really showcased the home.
Working with Debbie was truly a positive experience. She worked very hard at keeping everything organized and on schedule.
We highly recommend Debbie. Her expertise, dedication and professionalism made the sale of our home enjoyable and successful.
Thank You Debbie
