Milpitas Sellers: What Matters More Than Days on Market
Your Local Real Estate Updates
Debbie Giordano
The local market continues to show impressive strength, and many homeowners are taking advantage of rising values and strong buyer demand.
📊 Market Highlights
- A Milpitas home at 453 Taylor Drive sold at full asking price of $1,650,000 — with a motivated buyer submitting an offer the same afternoon as the open house, going into contract by 5 p.m. Sunday.
- A San Jose property at 2096 Warmwood Lane closed at $1,295,000, just slightly under asking — with sellers very pleased with the outcome.
- Foot traffic and number of showings are stronger indicators of market health than days on market — few showings typically signal a pricing issue, while multiple showings without offers point to condition or presentation.
- A new Milpitas listing at 1750 Tahoe Drive in the Parktown area is coming to market at $1,750,000, a four-bedroom with a remodel and excellent school proximity, signaling continued seller confidence in the upper price tier.
- Two additional Milpitas properties — 390 Monmouth Drive ($1.7M) and 1464 Edsel Drive (~$1.5M) — are actively in preparation for summer listing, with the pipeline staying strong heading into July.
Real Estate in Milpitas
Here’s a look at what’s happening this week in Milpitas and the surrounding Silicon Valley market.
-
It is a busy Saturday morning here in Milpitas, and before I head out to hold an open house at 1865 Big Ben Drive this afternoon, I wanted to share something that I think every homeowner considering selling should hear. It is a shift in perspective — one that has everything to do with how you read the market once your home is listed.
This week, I covered two topics that I find genuinely important for Milpitas homeowners and buyers alike: why days on market is not the metric you should be watching, and the growing complexity of appraising properties with accessory dwelling units. And then I will walk you through one of the most active weeks I have had in a while.
What Showings Tell You That Days on Market Never Can
When a home sits on the market, the first number most sellers fixate on is days on market. It is visible, easy to understand, and feels like a clear signal. But here is the problem — days on market measures time, not interest. And time alone cannot tell you why a home is sitting. The number that actually tells you what is happening is showing traffic.
Think about it this way. A well-marketed home that draws fewer than one showing per week is usually sending a message about price. The property is being seen online, the listing looks fine, but buyers are not walking through the door. That gap — between online visibility and in-person visits — almost always points back to pricing.
Now take a different scenario: a home getting five or six walkthroughs every week, but no offer materializing. That is a different conversation entirely. In that case, buyers are interested enough to visit. Something is stopping them at the door — the layout, the way the home photographs, the condition when they walk through in person. Days on market would show the same number in both situations. Foot traffic tells them apart.
I would add one more layer that is easy to overlook: the quality of traffic through an open house. It is not just about how many people showed up — it is about who showed up, whether they came with a Realtor, and how long they stayed. Those are signals worth paying attention to each week your home is on the market. I am actually holding open at 1865 Big Ben Drive in Milpitas this weekend — a three-bedroom, two-bath at $1,598,888 in the Parktown area — and I plan to report back next week on exactly what that foot traffic looked like.
Understanding ADU Appraisal Complexities
Accessory dwelling units have moved from a niche topic to a central conversation in California real estate. Many homeowners see them as an opportunity — a way to house a family member, generate rental income, or add livable square footage. But the appraisal side of an ADU transaction is more nuanced than most people expect.
To qualify as an ADU, a unit must include three things: a sleeping area, a bathing area, and a functional kitchen. It must also sit on a permanent foundation. And — this is the detail that surprises many homeowners — the unit must have direct access to the exterior of the property. You cannot walk through the main house to reach it. If you can, it is classified as in-law quarters, not an ADU, and that distinction significantly affects its valuation.
When an appraiser values an ADU, they face a comparison challenge. They need to find a similar nearby property that also has an ADU to use as a comparable — and those comparables are not always easy to find. The most common approach involves finding a primary residence without an ADU and then isolating the value difference. There is also a cost approach, which estimates what the unit would cost to build, and an income approach, which considers the rental income it could generate. From my own experience, I want to add a note of caution. I listed a property in San Jose a few years ago that had a non-permitted ADU. It created real friction in the transaction — buyers were unwilling to close without the unit being properly permitted, and it complicated the process significantly. If you are planning any addition, garage conversion, or accessory dwelling unit on your property, please make sure it is permitted from the start. It will protect your investment and make your eventual sale far smoother.
A Strong Week in Milpitas and San Jose
This week was a rewarding one. We successfully closed 2096 Warmwood Lane in San Jose at $1,295,000 — a three-bedroom, two-bath home at 1,165 square feet. The sellers received just a touch under asking, a few thousand dollars, but they are genuinely happy with the outcome and we are in contract.
Then on Monday, 453 Taylor Drive in Milpitas went into contract at full price — $1,650,000. What I loved about this one was the buyer’s decisiveness. I had the open house scheduled from 2:00 to 4:00 p.m. on Sunday. The buyer submitted their offer at noon — before the open house even began. We were in contract by 5:00 that evening. That kind of motivated, strategic behavior from a buyer is something sellers should take notice of. When someone is ready to move, they move fast.
What Is Coming to Market in Milpitas This Summer
I am particularly excited about a new listing that came on the books this week: 1750 Tahoe Drive in Milpitas, in the Parktown area. This is a four-bedroom, two-bath home with a separate family room and 1,504 square feet of well-used space. It was fully remodeled in 2018. One of its best features is location — it sits one block from both Synod Elementary School and Rancho Junior High, in a neighborhood where parks are within walking distance of every street.
The sellers are retiring and planning to move out of state in August, so we are not quite to the market-ready stage yet. The price point is $1,750,000. I will be meeting with painters next weekend for a full exterior repaint, and I will have the stager walk the property the following Saturday. We will be evaluating the carpeting, taking a close look at the oak kitchen cabinets — which I personally like, though some buyers prefer white paint — and identifying anything else the property needs to truly shine. I will document that preparation process here each week, so stay tuned.
Also still in the pipeline: 390 Monmouth Drive in Milpitas, a five-bedroom, three-bath home priced at $1.7 million, and 1464 Edsel Drive, also in Milpitas, which is working through the city permit process and is expected to come in around $1.5 million.
What This Means for Homeowners Thinking About Selling
If you have been watching the Milpitas market and wondering whether now is a reasonable time to act, the activity this week is instructive. Buyers are present, motivated, and in some cases moving faster than the open house schedule. Properties that show well and are priced with current market conditions in mind are getting attention.
For those in the 50-plus demographic who have been in your Milpitas home for many years and are starting to think about retirement, downsizing, or making a move closer to family — this is worth a conversation. Not a rushed one, but an informed one. Preparation matters, pricing matters, and presentation matters. The good news is that none of those things is beyond your control.
If you would like to understand what this market means for your specific situation in Milpitas, I am always just a call or email away. After more than four decades in this market, I have seen a lot — and I am here to help you make sense of it.

🚨This matters more than Days On Market
What to watch
If you ever sell your home, here’s something worth knowing long before the sign goes in the yard:
Days on market is the wrong number to obsess over, and here’s why:
It measures time, not interest. And time on its own can’t tell you why a home is sitting.
The number that can is showings.
A well-marketed home that’s drawing fewer than a showing a week is usually telling you something about price.
One getting five or six walk-throughs and no offer is telling you something about the house itself – the layout, the photos, the way it shows in person.
Days on market can’t tell those two apart, but foot traffic can.
P.S. Even if you’re in the early stages of thinking about a move, we should talk. It might seem premature but my clients are always less stressed & better prepared the sooner we get the conversation started. 🙂

______
We would like to express our sincerest appreciation for Debbie Giordano for her quick action on selling our house. We sincerely believe she is the best real estate broker covering the southern San Francisco Bay Area.
We currently live in Arizona and was definitely not looking forward to spending several weeks in the bay area while we fixed up our Milpitas property to sell. We have had renters in our house for the past six years.
Debbie not only took the reins on this effort, she charged full force straight into the thick of things. She managed to arrange the repairs in one week. She also staged the property and put it on the market. The house never looked good in the 35 plus years in which we lived in the house. Due to her valiant efforts, the house sold in just one week, and we received what were hoping to get out of the house.
Thank you, Debbie for all you did for us. It is truly remarkable that you pulled a rabbit out of the hat. Your efforts surpassed our greatest expectations.
Thank you again.

We appreciate everything you have done thus far. Charleen and I were really comfortable with talking to you when you came out to our house and we look forward to a prosperous conclusion for the both of us. My brother and I knew that selling our family home with Debbie was going to give us the best experience possible. But what neither of us realized was how incredibly cutting edge she is about the Milpitas market, how networked and how committed she is to her clients. She stood by us and was alongside us every step of the way. Her passion and compassion are stellar. It is safe to say that neither of us have enjoyed going through the home sale process, but Debbie made it seamless and we will always be grateful to her and her great team for their amazing professionalism and care.

She has a very good team of subcontractors to help with any upgrades or repairs that are needed. These subs are very respectful, on time and do quality work.
During this process, communication with Debbie and her team was outstanding. They kept us informed every step of the way.

Real Estate in Milpitas
Here’s a look at what’s happening this week in Milpitas and the surrounding Silicon Valley market.
Should You Consider Selling Your Milpitas Home This Summer?
Hello, this is Debbie Indihar Giordano with Master Brokers.
One of the questions I’m hearing most often right now is whether homeowners should consider selling during the summer months. While many people assume real estate slows down because of vacations and travel schedules, that’s not what we’re seeing in Milpitas.
The local market continues to show impressive strength, and many homeowners are taking advantage of rising values and strong buyer demand.
Milpitas Market Activity Remains Strong
The latest market data shows that the average days on market in Milpitas is currently just 13 days.
That means buyers are still actively searching and moving quickly when the right home becomes available.
Several factors continue to support local demand:
- Limited housing supply relative to buyer demand
- Strong Silicon Valley employment fundamentals
- Stable homeowner equity positions
- Continued interest from first-time and move-up buyers
When homes are properly prepared, strategically priced, and professionally marketed, buyers are responding.
Home Values Continue to Climb
One of the most encouraging statistics for homeowners is the continued appreciation in local property values.
Current Milpitas housing data shows:
- Average single-family home price: $1,713,000
- Average condo price: $1,092,000
- Home values up approximately 10% year over year
For many homeowners, this growth has created substantial equity that may open doors to future plans, whether that’s downsizing, relocating, investing, or purchasing another property.
Why Today’s Housing Market Is Different From 2008
Many consumers continue to wonder whether rising mortgage debt could trigger another housing downturn.
While mortgage balances nationally have increased, the overall financial position of homeowners remains significantly stronger than during the last housing crisis.
According to recent housing data:
- U.S. housing value exceeds $48 trillion
- Mortgage debt totals approximately $14 trillion
- Homeowners collectively hold about $34 trillion in equity
This large equity cushion creates a fundamentally different environment than the conditions that existed during the housing collapse of 2007 and 2008.
Today’s homeowners generally have substantial ownership stakes in their properties, helping support long-term market stability.
Current Interest Rates and Buyer Activity
Mortgage rates remain in the mid-6% range:
- 30-Year Fixed Conforming: 6.75%
- 15-Year Fixed Conforming: 6.125%
- 30-Year Fixed Jumbo: 6.625%
- 15-Year Fixed Jumbo: 6.125%
While rates have moved slightly higher, buyers continue to adapt.
Additionally, recent gains in the stock market may strengthen purchasing power for some buyers who utilize investment assets toward down payments and home purchases.
Recent Open House Success Stories
Recent listing activity demonstrates that serious buyers remain active in the marketplace.
At 453 Taylor Drive in Milpitas, a five-bedroom Sunnyhills home attracted strong traffic throughout the weekend. Fifteen buyer groups toured the property during two open houses, resulting in a full-price offer shortly afterward.
Similarly, a San Jose listing at Warmwood Lane generated eight buyer groups during a single-day open house and quickly received an offer.
These examples reinforce an important point: buyers are still acting decisively when they find homes that meet their needs and are priced appropriately.
New Opportunity Coming to Milpitas
This weekend, I’ll be hosting open houses at 1865 Big Bend Drive in Milpitas.
This beautifully updated three-bedroom, two-bath home is located in the highly desirable Parktown neighborhood and within the sought-after Sinnott Elementary School area.
Priced at $1,598,888, the property offers an attractive opportunity for first-time buyers and families looking to establish themselves in one of Milpitas’ most desirable neighborhoods.
Open House:
Saturday & Sunday
2:00 PM – 4:00 PM
I look forward to meeting visitors and discussing both buying and selling opportunities throughout the area.
Final Thoughts
The Milpitas real estate market continues to perform well this summer.
Home values remain strong, inventory is growing, buyers are active, and well-positioned homes are attracting excellent interest.
If you’ve been considering selling but aren’t sure whether now is the right time, a professional consultation can help you evaluate your options and understand your home’s current market position.
Every homeowner’s situation is unique, and having a personalized strategy can make all the difference.

🚨Attn: everyone waiting for the crash
Re: the $34 trillion reason it won’t
Mortgage debt is at an all-time high.
If you’re waiting on that to crash prices, I understand the instinct.
But look at what sits underneath it.
U.S. homes are worth $48 trillion. Owners owe $14 trillion against them.
That leaves $34 trillion in equity.
Put plainly: for every dollar of mortgage debt in this country, there’s about $2.40 in equity behind it. (Federal Reserve)
Crashes don’t come from high prices. They come from forced sellers, owners who can’t afford to hold.
Two things make that rare right now:
1. Most owners have real equity, and
2. Roughly half locked a mortgage rate under 4%, so their payment isn’t moving.
Could a neighborhood soften? Sure.
But a 2008-style collapse isn’t on the board.
P.S. If you’re weighing a move, the smartest thing you can do is know where you actually stand before you decide anything. If it’s been more than 6 months since you’ve received an updated home value report, reply to this email.

During this process, communication with Debbie and her team was outstanding. They kept us informed every step of the way.

Real Estate in Milpitas
Here’s a look at what’s happening this week in Milpitas and the surrounding Silicon Valley market.
Milpitas Real Estate Market Update: Home Prices Rise While Buyer Demand Stays Strong
As we move through National Homeownership Month, the Milpitas housing market continues to demonstrate remarkable stability. Despite concerns about interest rates, inflation, and stock market volatility, local real estate activity remains healthy and competitive.
This week’s market update highlights why buyers and sellers throughout Milpitas continue to make moves with confidence.
California’s Economy Continues to Support Housing Demand
A recent business report highlighted California’s impressive workforce productivity growth, ranking third among all states.
California workers achieved a 4.2% increase in labor productivity last year, significantly outperforming the national average.
Why does this matter for housing?
Strong employment and productivity help support household income, consumer confidence, and housing demand. Silicon Valley continues to attract employers, workers, and families who value the region’s economic opportunities.
Interest Rates Remain Stable
While headlines often focus on inflation and economic uncertainty, the underlying economy continues to show resilience.
Current mortgage rates remain in the mid-6% range, including:
- 30-Year Fixed Conforming: 6.625%
- 15-Year Fixed Conforming: 6.125%
- 30-Year Fixed Jumbo: 6.625%
- 15-Year Fixed Jumbo: 6.125%
Many buyers have adjusted to today’s rate environment and are focusing more on long-term homeownership goals than short-term market predictions.
Additionally, financing programs are available that may allow homeowners to purchase a new home before selling their current residence, creating additional flexibility for move-up buyers.
Milpitas Home Prices Continue to Climb
The latest 95035 market statistics show continued strength.
May recorded 17 closed sales, matching the same month last year and slightly exceeding April’s 15 sales.
The average single-family home price increased to $1.5 million, up from $1.45 million just one month earlier.
Meanwhile, homes are moving quickly:
- Average days on market: 8
- New listings in May: 23
- Average pending sale price: approximately 105% of list price
These numbers suggest that well-prepared homes continue to attract strong buyer interest and competitive offers.
National Homeownership Month Highlights the Value of Expert Guidance
June is recognized as National Homeownership Month, a reminder of the long-term benefits that homeownership can provide.
For many Bay Area residents, purchasing a home may seem challenging given current prices. However, successful buyers often benefit from working with knowledgeable professionals who understand local market conditions, financing options, and negotiation strategies.
For sellers, local expertise remains equally important. Accurate pricing, strategic marketing, and neighborhood-specific knowledge can significantly impact results.
Buyer Activity Remains Strong Across Silicon Valley
One of the most encouraging signs in today’s market is continued buyer engagement.
A recent open house in the Berryessa area of San Jose welcomed 24 buyer groups over a single weekend. According to feedback from lending professionals onsite, many attendees were actively searching and prepared to make purchasing decisions.
This level of activity suggests that serious buyers remain in the market despite seasonal travel schedules and current mortgage rates.
Upcoming Milpitas Listings to Watch
Several exciting homes are coming to market in Milpitas over the next few weeks, including properties in Sunny Hills, Parktown, and other desirable neighborhoods.
These homes offer opportunities for families seeking access to highly rated schools, flexible floor plans, and established communities.
As inventory remains limited, buyers should monitor new listings closely and be prepared when desirable properties become available.
Final Thoughts
The Milpitas real estate market continues to benefit from strong local economic fundamentals, motivated buyers, and limited inventory.
While national headlines often focus on uncertainty, local market conditions tell a different story. Home values remain stable to rising, homes are selling quickly, and buyer activity remains healthy.
Whether you’re considering buying your first home, moving up to a larger property, downsizing, or simply evaluating your options, staying informed about local market trends can help you make confident decisions.

This is the hardest home to sell
The hardest home to sell is the overpriced one.
Sellers who overprice aren’t trying to rip anyone off. They’re nervous about leaving money on the table, so they price high, build in room to negotiate, and tell themselves they’re protected.
That fear backfires every time.
Overpricing doesn’t create leverage, it creates a stale listing.
Serious buyers skip it. The home sits. And once it sits, buyers assume something is wrong (even when nothing is).
Then comes the price cut. And here’s what most sellers don’t realize: that cut doesn’t just cost you dollars. It signals to every buyer still watching that you’re ready to deal. That’s when the lowball offers start.
The sellers who protect their equity aren’t the ones who priced highest. They’re the ones who priced to create competition.
P.S. Every month I pull the close data for our market – what homes actually sold for, not what they listed at. If you’re keeping an eye on this market and thinking ahead, reply with your address and I’ll send you a current value estimate (no obligation or cost).

Strong Sales in Milpitas
📌 SOLD 372 Mildred Lane Lafayette $1,295,000 3 bedroom 2 bath
📌 SOLD 247 Delia Street in San Jose. The seller is paying $26,000 worth of buy-down interest rate for that buyer to qualify. It was kind of a difficult property to sell, so the seller was very willing to do that and offer that concession to the buyer. Ultimately, the best way to navigate this complex landscape is with a team of trusted professionals. That was listed at $1,298,888. As I said, that one had a $26,000 reduction as a credit from the seller to the buyer to buy down their interest rate. But we’re closing at a price of $1,291,000. So with that credit brings the seller at a net of $1,265,000.
📌 SOLD 1550 Clear Lake Avenue in Milpitas. It is 1,190 square feet. It’s an end unit. 3 bed 1 1/2 bath. We had it priced at $799,950. One unit had come up for sale out there, a real teaser low price at $697,000 for a remodeled same unit.
So we immediately dropped the price of our unit to $749,000. Had the weekend open house, had about 25 families through, I had reported last Monday. In the meantime, we ended up with three offers on the property, and we were able to get full price, $749,000 for that unit.
So I think we did really, really well. The seller is very happy. So there’s some strategy in pricing and where you go out in the market.
📌SOLD I509 Oroville Road Milpitas. 4 Bedroom, 2 1/2 Bath duet home in the Hidden Lake area. Listed at $1,598,888 in contract for $1,630,000 due to multiple offers.
📌 Sold 319–321 Lynn Avenue in Milpitas — duplex priced at $1,598,888. One unit is a 3-bedroom, 2-bath rented unit, and the other is a 2-bedroom, 1-bath vacant unit. $1,575,000
📌SOLD 650 Folsom Circle Milpitas List price: $1,348,888 closing near $1,285,000 after condition adjustments
📌SOLD 14884 Penitencia Creek Rd. San Jose listed $1.6M sold $1.65M
📌SOLD 2101 Uridias Ranch Road in Milpitas 12 day Close
Originally listed at $2,998,888 – We received three offers, negotiated carefully, and closed at $3,317,000, which is over $300,000 above list price. That’s a great example of how strong the market is right now when homes are priced and presented correctly.
📌SOLD: 623 Prada Drive Milpitas closing at $1,925,000 with a list price of $1,988,999
📌SOLD: 1305 Sunrise Way Milpitas closing at $1.375 with a list price of $1.4.
📌SOLD: 1109 El Camino Higuera Milpitas closing at a cash offer of $2.1 with a list price of $2,298,888 with multiple offers. A little freeway noise and a bit of a discount with the right buyer brought it in.
📌 SOLD 522 South 22nd Street in San Jose End Unit
📌 SOLD 1830 Vegas Milpitas, CA 95025 $1,298,888 [$1,398,888] Cash
📌 SOLD ALL CASH 253 Park Hill Dr. $1,398,888 I4 Days
📌 SOLD in 14 DAYS! 1109 El Camino Higuera, Milpitas, CA 95035
