If you’re wondering what your Milpitas home could sell for, an online estimate can be a useful place to begin. But it may not tell the whole story.
A home’s condition, orientation, neighborhood setting, renovations, and presentation can all affect how buyers view it.
📊Market Highlight
- Online estimates may miss a home’s orientation, busy surroundings, remodeling, and upgrades.
- Debbie says staging and photography help buyers understand how a home could work for them.
- Her video reports 32 active Milpitas single-family homes and 15 pending sales at the time of recording.
- Open-house activity included about 10 prospective buyers at a Milpitas townhouse and about eight families at a San Jose property.
- Debbie says sellers should price their homes thoughtfully, while buyers are still looking despite higher rates.
If you’re wondering what your Milpitas home could sell for, an online estimate can be a useful place to begin. But it may not tell the whole story. A home’s condition, orientation, neighborhood setting, renovations, and presentation can all affect how buyers view it.
In this week’s update, I’m sharing why I prepare a comparative market analysis for clients, how staging supports a home’s marketing, and what recent open-house activity and inventory suggest about the Milpitas market.
A home value depends on more than an online estimate
Online tools can help homeowners compare information, but they may not capture the details that make one property different from another. When I prepare a comparative market analysis, I look at the specific home and the context around it.
That can include the home’s orientation, the character of the surrounding neighborhood, and whether the property is near a busy area. I also consider remodeling and upgrades. These details may influence a buyer’s perception, even when they aren’t reflected in an automated estimate.
A property-specific evaluation gives us a chance to discuss those details together. It can also help a seller understand how the home compares with other options buyers may be considering.
Staging helps buyers picture daily life
Staging is more than choosing attractive furnishings. It can help buyers understand how each room might function in their lives.
For a four-bedroom home, a staging plan might show a primary bedroom, bedrooms for children, and a home office. For a three-bedroom home, the plan might include a child’s room in a neutral palette and a separate workspace. That can help visitors imagine how the layout could serve their household.
Staging decisions depend on the property. Neutralizing a wall color, adding artwork, or choosing a few colorful accents may help a room feel more cohesive. In the video, I also discuss black-and-white artwork as one way to add contrast in rooms with creams, grays, and warm wood tones.
Online presentation is the first showing
For many buyers, the first time they experience a home is through its online photos. That makes staging and photography important parts of the marketing plan.
A cluttered room can make it harder for buyers to focus on the space. Furniture and decor should work together and help show how a room can be used. Small changes can make rooms feel clearer and more welcoming in photographs and at an in-person showing.
Good presentation gives buyers a better opportunity to evaluate whether the home suits their needs. It also helps the listing make a strong first impression when buyers are browsing online.
Open houses can bring buyers through the door
This week’s update includes examples of open-house activity. A remodeled three-bedroom, two-bath townhouse at 1556 Clear Lake Avenue in Milpitas had about 10 prospective buyers visit over the weekend. The home has 1,180 square feet and was listed at $799,000, with a $450 monthly HOA fee. It was scheduled to be open again November 7 and 8 from 2 to 4 p.m.
At 3371 Hostetter Road in San Jose, about eight families attended Sunday’s open house. Afterward, two agents downloaded disclosures and said their buyers were interested. The home had returned to the market after a buyer withdrew, and negotiations were ongoing on a new offer at the time of recording.
I’m a strong advocate of holding properties open. Buyers may discover a home while searching online and decide to visit an open house on their own. In another example I shared, 1722 Pebble Beach Court in Milpitas had 60 families visit during a three-day open house and received three offers. It was scheduled to close at $2,855,000, compared with its $2,798,888 list price.
Milpitas inventory and pricing
At the time of recording, I counted 32 active single-family homes and 15 pending homes in Milpitas. I described that snapshot as a good seller’s market. Inventory and pending-sale counts can change, so they should be considered alongside the individual property and the competition it faces.
Even when buyers are active, pricing matters. Sellers should consider the condition and presentation of their home, competing listings, and what their sale needs to accomplish. A thoughtful pricing strategy can help connect the property with the right buyers.
Planning a sale starts with a property-specific conversation
If you’re considering selling, a useful first step is to review your home’s features, updates, and current competition. An online estimate can be one reference point, but it cannot replace a close look at the property and its market context.

Interest Rates – Up to the minute information on the Milpitas real estate market.
I’m happy to report that mortgage rates have softened a little.
-
7.325% for a 30-year fixed conforming loan
-
6.875% for a 15-year fixed conforming loan
-
7.125% for a 30-year fixed jumbo loan
-
6.75% for a 15-year fixed jumbo loan
Of course, mortgage rates change, and the rate available to an individual buyer depends on several factors.
What I find more useful as a local real estate professional is watching what buyers actually do.
Despite higher borrowing costs, buyers are still coming through Milpitas open houses and taking serious looks at properties.
Rates can change, of course, so buyers should always discuss current pricing, qualifications, and loan options directly with a qualified mortgage professional.
Mortgage rates are national averages and can change daily. Actual rates vary based on loan type, credit, down payment, points and other borrower-specific factors.
In this Video, I’ll talk about some listings, exciting new inventory I have coming up.
We’re ready to get your property ready. Give me a call 408-945-8988 or giordanodj@aol.com. Let’s talk, let’s get together and let’s see what we can do about this 2026 upcoming market. Thank you for watching.

______
We would like to express our sincerest appreciation for Debbie Giordano for her quick action on selling our house. We sincerely believe she is the best real estate broker covering the southern San Francisco Bay Area.
We currently live in Arizona and was definitely not looking forward to spending several weeks in the bay area while we fixed up our Milpitas property to sell. We have had renters in our house for the past six years.
Debbie not only took the reins on this effort, she charged full force straight into the thick of things. She managed to arrange the repairs in one week. She also staged the property and put it on the market. The house never looked good in the 35 plus years in which we lived in the house. Due to her valiant efforts, the house sold in just one week, and we received what were hoping to get out of the house.
Thank you, Debbie for all you did for us. It is truly remarkable that you pulled a rabbit out of the hat. Your efforts surpassed our greatest expectations.
Thank you again.

Thank you Debbie.
Even though you have taken the reigns on our MiIpitas house, and are driving forward with this; I just want to make it official that Charleen and I would like you to be our realtor for our Milpitas house until it is sold. We appreciate everything you have done thus far. Charleen and I were really comfortable with talking to you when you came out to our house and we look forward to a prosperous conclusion for the both of us. We will work with Melissa to get the documents signed.

My brother and I knew that selling our family home with Debbie was going to give us the best experience possible. But what neither of us realized was how incredibly cutting edge she is about the Milpitas market, how networked and how committed she is to her clients. She stood by us and was alongside us every step of the way. Her passion and compassion are stellar. It is safe to say that neither of us have enjoyed going through the home sale process, but Debbie made it seamless and we will always be grateful to her and her great team for their amazing professionalism and care.
Thank you Debbie for all that you do!

She has a very good team of subcontractors to help with any upgrades or repairs that are needed. These subs are very respectful, on time and do quality work.
During this process, communication with Debbie and her team was outstanding. They kept us informed every step of the way.
Debbie has a staging team that transformed our home to maximize its appeal to buyers. This process was flawless and really showcased the home.
Working with Debbie was truly a positive experience. She worked very hard at keeping everything organized and on schedule.
