After 48 years in real estate, I’ve had the privilege of helping generations of buyers and sellers throughout Milpitas and Silicon Valley. This month brought an especially meaningful milestone: Milpitas Post readers selected me as the Best Realtor in Milpitas.
I’m incredibly grateful to everyone who voted and has supported me throughout my career.
Awards are meaningful, but what matters most to me is continuing to provide homeowners with useful, local information. So let’s look at what I’m seeing right now in the Milpitas real estate market.
📊Market Highlight
-
Mortgage rates quoted in this week’s update have ticked down slightly, offering buyers a little more breathing room as they evaluate their options.
-
Buyer activity remains healthy in Milpitas, with approximately 60 visitors attending the three-day open house at 1722 Pebble Beach Court.
-
Well-marketed Milpitas homes continue to attract serious buyers, with Pebble Beach Court going into contract above its $2,798,888 asking price.
-
New inventory is coming to Milpitas, including homes on Clear Lake Avenue, Lacey Drive and Big Bend Drive.
-
Homeowners considering selling in 2027 can start planning now, giving themselves time to prepare the property and develop a thoughtful marketing strategy.

I’m incredibly grateful to everyone who voted and has supported me throughout my career.
Awards are meaningful, but what matters most to me is continuing to provide homeowners with useful, local information. So let’s look at what I’m seeing right now in the Milpitas real estate market.
Mortgage Rates Have Ticked Down
There has been a little encouraging movement in mortgage rates.
The rates quoted in my video update were:
-
7.325% for a 30-year fixed conforming loan
-
6.875% for a 15-year fixed conforming loan
-
7.25% for a 30-year fixed jumbo loan
-
6.5% for a 15-year fixed jumbo loan
Of course, mortgage rates change, and the rate available to an individual buyer depends on several factors.
What I find more useful as a local real estate professional is watching what buyers actually do.
Despite higher borrowing costs, buyers are still coming through Milpitas open houses and taking serious looks at properties.
Strong Buyer Response at 1722 Pebble Beach Court
A good example is 1722 Pebble Beach Court in Milpitas.
We listed the property at $2,798,888 and had approximately 60 visitors during a three-day open house period.
One part of our marketing strategy was a nighttime open house. That turned out to be particularly valuable because the eventual winning buyer attended that evening event.
The property went into contract at $2,855,000, above the asking price and after multiple offers.
The transaction was structured with a 14-day, fully non-contingent escrow.
For sellers, this is a reminder that successful real estate marketing isn’t simply about putting a home in the MLS. Presentation, photography, video, drone footage, open-house strategy, pricing and exposure can all contribute to the result.
Another Milpitas Sale in Parktown
1750 Tahoe Drive is another example of current activity.
This four-bedroom, two-bath home offers approximately 1,504 square feet and is located in Parktown in the Sinnott Elementary School area.
The home is closing at $1,690,000, which is also the appraised value.
That represents well over $1,000 per square foot.
Individual homes and neighborhoods can perform differently, which is why I always encourage homeowners to look beyond broad market averages when trying to understand the value of their property.
More Milpitas Homes Are Coming to Market
Buyers will also have some new opportunities.
A completely remodeled three-bedroom, two-bath townhome on Clear Lake Avenue is coming to market at $775,000. The property has been extensively remodeled and is also in the Sinnott Elementary School area.
Coming around mid-December is 2393 Lacey Drive, anticipated at $1,799,000. This five-bedroom, two-and-a-half-bath home has approximately 1,980 square feet and is located on a quiet Milpitas street.
Also coming soon is 1828 Big Bend Drive in Parktown, with four bedrooms, two bathrooms and approximately 1,737 square feet. The anticipated price is $1,799,888.
For buyers who have been waiting for additional inventory, these new listings are worth watching.
Milpitas Flood Zones and Flood Insurance
Another important issue discussed in this week’s video is flood insurance.
Many properties on the west side of Interstate 680 in Milpitas are located within designated flood zones. Significant flood-control improvements have been made over the years, but buyers should still understand a property’s flood-zone designation and potential insurance requirements.
The Milpitas Post article discussed in the video noted that flood insurance may cover losses caused by events such as heavy rainfall, storm surges, levee or dam failures and blocked drainage.
The National Flood Insurance Program provides coverage limits of up to $250,000 for residential building repairs and $100,000 for contents, as discussed in the article.
For anyone purchasing a Milpitas home, flood-zone status and insurance costs are items worth investigating during the buying process. Requirements and costs can vary by property, lender and individual circumstances, so buyers should consult the appropriate insurance and real estate professionals.
Thinking About Selling a Milpitas Home in 2027?
I’m already meeting with homeowners who are thinking about selling in 2027.
For longtime Milpitas homeowners—especially those who have been in their homes for many years—starting early can make the process considerably more manageable.
There is no need to make every decision at once.
Instead, you can begin with a conversation and create a checklist. Determine what should be repaired or updated, what may not be worth changing, and how much time you want to give yourself before putting the home on the market.
That preparation can be particularly valuable for homeowners who are downsizing, retiring, relocating or simply deciding what comes next.
The Milpitas market has remained stable, although it has certainly had its challenges. Overall, we continue to see opportunities for sellers, particularly when homes are prepared, priced and marketed thoughtfully.
Staying Informed About Milpitas Real Estate
Real estate is local. Interest rates matter, but so do inventory, neighborhood demand, property condition, school areas, pricing and the way an individual home is presented to buyers.
If you’re thinking about making a move, even if that move is several months away, I’m always happy to help you understand your options and develop a comfortable timeline.
Thank you again to the Milpitas community for recognizing me as the Best Realtor in Milpitas. After 48 years in real estate, I’m very grateful for your continued trust.

🚨Should we wait to sell our home?
You might be surprised to learn this….
Fewer homes sell toward the end of the year. That’s true.
But fewer doesn’t mean few.
Nearly 1 million existing homes sold between October and December last year.
That’s almost 1 in 4 of the year’s sales, according to NAR.
Whether you should sell comes down to something more personal:
Is there a price you’d consider selling at if the timing worked?

______
We would like to express our sincerest appreciation for Debbie Giordano for her quick action on selling our house. We sincerely believe she is the best real estate broker covering the southern San Francisco Bay Area.
We currently live in Arizona and was definitely not looking forward to spending several weeks in the bay area while we fixed up our Milpitas property to sell. We have had renters in our house for the past six years.
Debbie not only took the reins on this effort, she charged full force straight into the thick of things. She managed to arrange the repairs in one week. She also staged the property and put it on the market. The house never looked good in the 35 plus years in which we lived in the house. Due to her valiant efforts, the house sold in just one week, and we received what were hoping to get out of the house.
Thank you, Debbie for all you did for us. It is truly remarkable that you pulled a rabbit out of the hat. Your efforts surpassed our greatest expectations.
Thank you again.

Thank you Debbie.
Even though you have taken the reigns on our MiIpitas house, and are driving forward with this; I just want to make it official that Charleen and I would like you to be our realtor for our Milpitas house until it is sold. We appreciate everything you have done thus far. Charleen and I were really comfortable with talking to you when you came out to our house and we look forward to a prosperous conclusion for the both of us. We will work with Melissa to get the documents signed.

My brother and I knew that selling our family home with Debbie was going to give us the best experience possible. But what neither of us realized was how incredibly cutting edge she is about the Milpitas market, how networked and how committed she is to her clients. She stood by us and was alongside us every step of the way. Her passion and compassion are stellar. It is safe to say that neither of us have enjoyed going through the home sale process, but Debbie made it seamless and we will always be grateful to her and her great team for their amazing professionalism and care.
Thank you Debbie for all that you do!
