As we recognize Memorial Day and Military Appreciation Month, I had the honor of attending the local service here in Milpitas. It’s always a powerful reminder of the sacrifices made by those who served, many of whom are honored right here in our community.
This week also brings an important housing update for veterans, alongside shifts in our local real estate market.

A Meaningful Start to the Week in Milpitas
This week also brings an important housing update for veterans, alongside shifts in our local real estate market.
VA Loan Update: More Flexibility for Veteran Buyers
A recent policy change from the Department of Veterans Affairs allows buyers using VA loans to pay for professional real estate representation.
This is especially important in high-cost areas like Milpitas, where strategic guidance can make a significant difference. While single-family homes often exceed typical VA loan ranges, condominiums—like a recent closing at $749,000—can offer a more accessible path to homeownership.
Interest Rates & Economic Trends
Interest rates have moved slightly higher in response to inflation and global uncertainty. Current averages are:
- 30-year fixed: ~6.75%
- 15-year fixed: ~6.125%
- Jumbo loans: ~6.625%
At the same time, the stock market remains strong, with major indices performing well. If global conditions stabilize, we may see improved confidence across both financial and housing markets.
Inventory & Market Activity in Milpitas
Inventory continues to be limited, with approximately:
- 33 single-family homes available
- 13 homes currently pending
This creates a balanced but competitive environment. Homes that are well-prepared, properly priced, and located in strong school districts continue to perform well.

Closings – Debbie Giordano Delivering Results and Multiple Offers | $300K Above Asking
The market is showing plenty of buyers and with a bit of extra work to make the home make sense to both the buyer and the seller is creating beneficial activity!
Strong Sales in Milpitas
📌 SOLD 372 Mildred Lane Lafayette $1,295,000 3 bedroom 2 bath
📌 SOLD 247 Delia Street in San Jose. The seller is paying $26,000 worth of buy-down interest rate for that buyer to qualify. It was kind of a difficult property to sell, so the seller was very willing to do that and offer that concession to the buyer. Ultimately, the best way to navigate this complex landscape is with a team of trusted professionals. That was listed at $1,298,888. As I said, that one had a $26,000 reduction as a credit from the seller to the buyer to buy down their interest rate. But we’re closing at a price of $1,291,000. So with that credit brings the seller at a net of $1,265,000.
📌 SOLD 1550 Clear Lake Avenue in Milpitas. It is 1,190 square feet. It’s an end unit. 3 bed 1 1/2 bath. We had it priced at $799,950. One unit had come up for sale out there, a real teaser low price at $697,000 for a remodeled same unit.
So we immediately dropped the price of our unit to $749,000. Had the weekend open house, had about 25 families through, I had reported last Monday. In the meantime, we ended up with three offers on the property, and we were able to get full price, $749,000 for that unit.
So I think we did really, really well. The seller is very happy. So there’s some strategy in pricing and where you go out in the market.
📌SOLD I509 Oroville Road Milpitas. 4 Bedroom, 2 1/2 Bath duet home in the Hidden Lake area. Listed at $1,598,888 in contract for $1,630,000 due to multiple offers.
📌 Sold 319–321 Lynn Avenue in Milpitas — duplex priced at $1,598,888. One unit is a 3-bedroom, 2-bath rented unit, and the other is a 2-bedroom, 1-bath vacant unit. $1,575,000
📌SOLD 650 Folsom Circle Milpitas List price: $1,348,888 closing near $1,285,000 after condition adjustments
📌SOLD 14884 Penitencia Creek Rd. San Jose listed $1.6M sold $1.65M
📌SOLD 2101 Uridias Ranch Road in Milpitas 12 day Close
Originally listed at $2,998,888 – We received three offers, negotiated carefully, and closed at $3,317,000, which is over $300,000 above list price. That’s a great example of how strong the market is right now when homes are priced and presented correctly.

📌SOLD: 1305 Sunrise Way Milpitas closing at $1.375 with a list price of $1.4.
