🏡 MARKET HIGHLIGHTS

- Mortgage rates remain stable with optimism for decreases following this week’s Federal Reserve meeting, potentially bringing more buyers into the market.
- Winter sellers enjoy strong advantages — fewer competing listings (only 15 homes in Milpitas) and highly motivated buyers.
- NAR forecasts a strong 2026, with economist Lawrence Yoon predicting a 14% increase in inventory and a more robust real estate cycle ahead.
- Open house activity remains high, with 45 buyers attending the weekend showing at 2045 Treewood Lane, demonstrating continued strong demand.
- Upcoming high-end Milpitas listing at 2101 Uridias Ranch Road (5 bed, 3,405 sq ft) expected to attract strong buyer interest this December.

📉 Interest Rates Showing Signs of Improvement

The anticipation has been at least in the stock market that the rates will drop. So that will probably bring a few more buyers to the table being able to purchase.
📈30 year fixed conforming 6.49%
📈15 year fixed conforming 5.625%
📈30 year fixed Jumbo 6.3%
📈15 year fixed Jumbo 6.0%
So we’re expecting Fed Reserve Board should be meeting this week.
Your credit score will determine what your final interest rate is. So if you talk to your lender or if you send me an email, I’d be happy to refer you a very reputable lender that I work with.
Pricing Your Home: So where are we at with pricing? So we’ve had kind of an up and down movement this year. As you know, the real estate market took the wind out of the sails of it right around April of this year when Trump announced the tariffs. We had a huge drop in the stock market. And the stocks are what drives our real estate market here.
If you’re trying to figure out when is a good time for you to put your home on the market, we can discuss those variables and see when the best approach might be.
I’ll talk about some listings, exciting new inventory I have coming up.

Milpitas Post – Selling Your Home in the Winter Market.
Although December through February is historically slower, winter offers several strategic advantages for sellers:
✔️ More motivated buyers
Those who shop during the winter months tend to be serious and ready to move.
✔️ Less competition
Milpitas has 15 homes for sale, far fewer than typical peak inventory.
✔️ Opportunity for standout presentation
Warm lighting, clean curb appeal, and inviting interiors can make a powerful impression during shorter daylight periods.
Some of the things that you need to look for, the real estate market often experiences less robust activity during the months of December through February. Those are the lower months due to the cold weather and the busy holiday season.
According to the National Association of Realtors. So however, if you’re willing to sell your home during these winter months, sellers can strategically capitalize on several unique advantages that seasonal listing provides.
1. Number one is a major benefit of listing during the colder months is that there is a higher motivation level of potential buyers when they come in. And you know that they’re very motivated to buy rather than just looking and going from open house to open house. And also it’s generally fewer homes on the market.
2. Competition: So right now we’ve got 15 homes for sale in Milpitas. Generally the trend in the busier seasons is upward to about 35 or 40 properties. So you’ll see less competition. So a couple things you want to look for is exterior safety and appeal.
3. You focus on curb appeal, make sure you clean up debris, leaves, and make sure that the home is very well presented. Create the interior with warm light. Lots of light makes it very inviting, particularly during the gloomier season. Accommodating showings and managing senses. So you want to make sure you could light a bright candle with some pine scents and make it very inviting to a buyer as they look at the property.
Silicon Valley Association of Realtors 📊 2026: A Year of Anticipated Growth
The Silicon Valley Association of Realtors had a convention and they met, had a general membership meeting on December 1st. The speaker was Lawrence Yoon, who’s the chief economist for the National Association of Realtors. He delivered a very optimistic yet cautious forecast for the housing market after the return of 2025.
He’s predicting a surge of about a 14 percent level of inventory in 2026. So essentially there’s been about a three-year slowdown. I haven’t experienced that in my particular market in Milpitas, nor my personal sales, but it should uptick even more.
So they’re expecting a robust 2026. There’ll be more sellers coming to the market. So if you’ve been a buyer and you’re just kind of waiting on the wings for that right property, you might be able to find that coming up this year.
And he also cautioned that accurate pricing is one of the keys to getting a property sold very well. So we know how that works.

We had three weekends of open house. That’s generally when I revisit the price on a property to see what’s going on, convince the sellers to bring it down to $1,050,000, make it a sizable price reduction. I don’t like a small one like $20,000 or so. I want to make it significant. And it certainly brought in the buyer. He had seen it on the open house and made the offer a little bit below list price of $1,050,000. The seller countered at full price, $1,050,000, and we went into contract with that. So pricing is very important in this market. So excited about that.

Well, I’m happy to say we brought in a lot of buyers. Saturday brought in 25 potential buyers into the property and Sunday brought in another 20. So we’re already having downloads of disclosures and I’m expecting good results for the sellers as the offer deadline is this Wednesday at 12 noon.
