Interest Rates

As prices go higher rates go lower. Prices have climbed higher this past week and hover near the best levels of the year. If prices push just a
little higher, we could see mortgage rates visit the best levels since January 2023.

📈30 year fixed conforming 6.45%

📈15 year fixed conforming 5.45%

📈30 year fixed Jumbo 6.75%

📈15 year fixed Jumbo 5.75%

So certainly desirable rates, they’re good. We may see some improvement, but it certainly is good for the buyers right now.

Your credit score will determine what your final interest rate is. So if you talk to your lender or if you send me an email, I’d be happy to refer you a very reputable lender that I work with.

Pricing  Your Home: So where are we at with pricing? So we’ve had kind of an up and down movement this year. As you know, the real estate market took the wind out of the sails of it right around April of this year when Trump announced the tariffs. We had a huge drop in the stock market. And the stocks are what drives our real estate market here.

If you’re trying to figure out when is a good time for you to put your home on the market, we can discuss those variables and see when the best approach might be.

I’ll talk about some listings, exciting new inventory I have coming up.

Milpitas Current Values – Where I predominately work – ‘My Sweet Spot‘ – 4 OFFERS $100k over asking

Closing next week, 1830 Vegas Avenue in Milpitas. It’s a three-bedroom bath and a half, about 1350 square feet.

It would have a converted garage. We didn’t do any remodeling, listed it at 1,298,888. I had four offers and we’re closing it next week at $1,398,000.

So the market is good.

Milpitas Post – Preparing Your Home for Winter Rains: Foundation and Drainage Tips

Exterior and drainage 

• Clean gutters: Remove all leaves and debris from gutters and downspouts to ensure water flows away from your home.
• Inspect and repair the roof: Check for damaged or loose shingles and make any necessary repairs before the storms begin.
• Trim trees and shrubs: Cut back any branches that could fall on your house or block gutters.
• Seal exterior gaps: Use exterior-grade caulk to seal cracks and gaps around windows, doors, and foundations to prevent leaks and moisture.
• Check drainage: Ensure all downspouts direct water away from your home’s foundation.

Safety and emergency preparedness

• Check alarms: Test your smoke and carbon monoxide detectors and replace batteries as needed, especially before using heating systems.
• Prepare an emergency kit: Stock up on flashlights, a portable radio, batteries, non-perishable food, water, a first-aid kit, and any necessary medications.

Interior and plumbing

• Inspect for leaks: Check the interior of your home for any signs of leaks, especially around ceilings, doors, and windows.
• Winterize outdoor faucets: Drain outdoor faucets and consider insulating any exposed pipes to prevent freezing.
• Check sump pump: If you have a sump pump, ensure it is in proper working order.

How to create a welcoming entertaining space at home

Establish various seating areas Ample seating is a must when welcoming guests into your home. Open layouts make it easier to add seating without feeling cramped, so homeowners with such design schemes may find it easier to accommodate more guests than homes with more traditional, compartmentalized layouts.

Designate spaces for children

Kids are typically part of the equation when entertaining at home, so hosts must also create spaces for them.

Add lighting Dimly lit rooms may be a homeowner’s desired aesthetic when no one’s visiting, but lack of light can give the impression certain rooms are off limits or lead to muted conversations.
