Hello, everyone. I’m Debbie Indihar Giordano of Master Brokers.

Welcome to our weekly update. We’re into the month of October, and today is day number six of the government shutdown and I’m hoping that soon the Democrats and the Republicans will come to middle ground and get the government back up and funding again, so it doesn’t hurt our economy.

However, I’ve got three closings this week, three escrows that are closing. Buyers have all performed. They’ve put their money in and we’re getting ready to close them up. So the shutdown hasn’t affected the buyer’s ability to pay or close the escrows. I don’t know where that’s going to look as it drags on into the future, but I think we’re good. Stock market is still good.

 

Interest Rates

30-Year Mortgage Rate
The 30-year fixed rate mortgage averaged 6.34% as of October 2, 2025, up from the
previous week when it averaged 6.30%.

The 10-year Treasury yield , closely tied to mortgage rates, has dipped beneath 4.20%
recently and has led to the best rates of the year. For rates to get better, we need to see the 10-year move beneath 4.00%.
Bottom line: Mortgage rates have improved steadily all year and remain within a whisker of the best rates of 2025.
Looking Ahead
Next week, the economic calendar is -thin with no high impact releases. The main event will be the Minutes from the Fed Meeting where we get to hear the dialogue from the recent Meeting where they cut rates by .25%. There will also be a round of Treasury auctions with 10-year Notes and 30-year bonds in focus.

Let’s talk about where the pricing as today. I pulled a report,

it’s called a Zip Logic Report for the City of Milpitas and I looked at last

month’s September. The median price is 1 .68 and 16 days on the market for an

average home. And the remarks are 15 homes were sold in last month in September 25,

which is 40 % down from the 25 sales that were the month before,

so we have less sales, and the median price showed about a 7 % decrease. We were

at 1 .8, and we’re now at 1 .680. Days of market rose up to 16 from 14 the month

before, and on average, sellers in the 95035, which is the Milpitas Zip Code,

received 107 % of their asking price in September.

Changes from Last Month
• 15 homes were sold in 95035 in September 2025, which is 40% down from 25 sales the month before.
• Median Sale Price showed a 7% decrease from $1,801,000 in August 2025 to $1,680,000 in September 2025.
• Days on Market (DOM) rose to 16 from 14 in August 2025.
• On average, sellers in 95035 received 107% of their asking price in September 2025 compared to 104% in August 2025.

Pricing  Your Home: So where are we at with pricing? So we’ve had kind of an up and down movement this year. As you know, the real estate market took the wind out of the sails of it right around April of this year when Trump announced the tariffs. We had a huge drop in the stock market. And the stocks are what drives our real estate market here.

I’ll let you know the average price last month for August of 2025 in Milpitas was $1,800,640. That’s a little bit off from our peak. We were hovering around $1.9, almost at $2 million at the peak.

So we’ve made kind of a small adjustment. But that comes and goes each month. So stay tuned next month as I report what September looks like.

      Lawn and Brown Spots | Restoring Your Lawn and How to Diagnose and Treat Brown Spots. You know, one of the things that I try and impress upon sellers is curb appeal. That’s very important, particularly when a buyer drives up to a home.

      They like to see green grass. So if your grass is brown, you need to bring it back. I’ve had lots of folks do lawn restoration on the home on El Camino Higuera that I had this weekend.

      We actually put brand new sod in the front and the back. And it really is an added bonus and a special amenity to many buyers as they come into the home. So the article went on to talk about fungus that affects poor lawn care, bug infestation, heat and low moisture.

      You know, we’re in an area that’s, we’re particularly in an arid region. So you have to keep your water on a lot on your lawns. Overwatering though can be a problem and saturate it.

      When is the Right Time to Sell?

      I don’t think you can time the season per se. Whatever looks good for your family and your family’s timing. It’s really predicated on the general economy, and we’ve had a great stock market ride in the last three months. It’s gone back up, and I know that that’s really helped bring more buyers to the table. So please don’t be shy.
