Welcome to my weekly update.
We’re well into fall. As you know, we’ve had some rainy weather. It’s maybe going to rain next following week, but stay tuned for a report on that. It certainly is not stopping the buyers from buying homes, so I’ll share with you. I was able to put 522 South 22nd Street in San Jose in contract, and I’ll share those good details with you toward the end of the video. But let’s talk about what interest rates are doing.
And before I get into interest rates, the stock market today, this is Monday, took a big increase, just a huge upward. That’s going to play into these open houses that I’ve got coming up.
Milpitas Post Real Estate Section | Cooler Market Conditions Make Ideal Fall Buying
Let me share with you a great article that was in the Milpitas Post. You know, I live in Milpitas, and of course that’s where my business is, and I get the Friday newspaper. Of course, I advertise in that, get a lot of business from that. But they always have a nice real estate section, and I like to share with you what comes out of that.
So in their real estate report, they said, why cooler market conditions make fall ideal for home buying? So they’re looking at home buying more into a seasonal aspect. I’m looking at more as an economic-driven aspect, which dovetails off of the stock market activity. But this is what they say.
While spring and summer traditionally garter the title of peak home buying seasons, current data suggests that savvy shoppers know fall can offer great opportunities. Based on seasonal patterns and data spanning 2018 through 2025, the week of October 12, 2025 specifically, is anticipated to offer prime advantages for house hunters.
One advantage is the reduced pace of transactions. So the number of transactions are down. Today we have 21 listings for sale in the city of Milpitas. That’s typically up around 40 in the peak season, so there’s not as much for buyers to choose from. But there are fewer buyers, and they talk about those buyers are savvy being able to buy now. So buyers don’t have to move quite as quickly as they do in the peak season, summer and spring. The fall market also offers tangible financial incentives. Historically, national listing prices dip between early October and mid-month, averaging about 3.4%. So it says even though fall brings fewer buyers, the most desirable homes can still generate fierce competition and move-in properties may sell quickly.
Interest Rates
We’re not seeing them come down. Predictions are that they were going to drop. Not really sure whether that’s going to happen or not, so we’ll kind of keep an eye on what they’re doing.

Pricing Your Home: So where are we at with pricing? So we’ve had kind of an up and down movement this year. As you know, the real estate market took the wind out of the sails of it right around April of this year when Trump announced the tariffs. We had a huge drop in the stock market. And the stocks are what drives our real estate market here.

Lawn and Brown Spots | Restoring Your Lawn and How to Diagnose and Treat Brown Spots. You know, one of the things that I try and impress upon sellers is curb appeal. That’s very important, particularly when a buyer drives up to a home.
They like to see green grass. So if your grass is brown, you need to bring it back. I’ve had lots of folks do lawn restoration on the home on El Camino Higuera that I had this weekend.
We actually put brand new sod in the front and the back. And it really is an added bonus and a special amenity to many buyers as they come into the home. So the article went on to talk about fungus that affects poor lawn care, bug infestation, heat and low moisture.
You know, we’re in an area that’s, we’re particularly in an arid region. So you have to keep your water on a lot on your lawns. Overwatering though can be a problem and saturate it.

I don’t think you can time the season per se. Whatever looks good for your family and your family’s timing. It’s really predicated on the general economy, and we’ve had a great stock market ride in the last three months. It’s gone back up, and I know that that’s really helped bring more buyers to the table. So please don’t be shy.
