Welcome to my weekly update where I give you bits and pieces of what’s going on in Milpitas, some highlights, and we’ll talk and wrap up some great open house activity I had this weekend.

We’re well into the autumn season has begun, which is great and the weather is a little cooler this week. So that’s true to form, but we’re barreling down through the holidays. Before you know it, we’ll have Thanksgiving and Christmas will be here and then we’ll be looking forward to a new year, 2026.

Debbie Giordano 2025 Milpitas Citizen of the Year!

A “Citizen of the Year Award” is an honor typically given to a community member who has
demonstrated outstanding service, leadership,_ or contributions to their local area or
society as a whole. The recipient is usually someone who has gone above and beyond to
improve the lives of others, whether through volunteerism, philanthropy, leadership in
community initiatives, or significant personal achievements that have positively impacted
their surroundings.

Interest Rates

They’ve actually dipped down a little bit. Today’s rate sheet quotes 6.5% for a 30-year fixed conforming, 5.99 for a 15-year fixed conforming, and then a 30-year fixed jumbo is at 6.5 and a 15-year fixed jumbo is at 5.875. So we’re expecting the Federal Reserve Board to actually drop interest rates a little deeper before the end of the year. So we may see a greater change in the interest rates.

So that is the topic for today. In yesterday’s Sunday, San Jose Mercury News, the headlines reads, buyers swoop into the market and it says rates are nearly double their pandemic levels. Well, we know that, but agents and lenders are seeing renewed activity.

📈 15 year fixed conforming 5.99%

📈15 year fixed jumbo 5.875%

📈30 year fixed jumbo 6.5%

So these rates are good, and certainly will bring a lot of buyers into open houses.

And your credit score will determine what your final interest rate is. So if you talk to your lender or if you send me an email, I’d be happy to refer you a very reputable lender that I work with.

Pricing  Your Home: So where are we at with pricing? So we’ve had kind of an up and down movement this year. As you know, the real estate market took the wind out of the sails of it right around April of this year when Trump announced the tariffs. We had a huge drop in the stock market. And the stocks are what drives our real estate market here.

I’ll let you know the average price last month for August of 2025 in Milpitas was $1,800,640. That’s a little bit off from our peak. We were hovering around $1.9, almost at $2 million at the peak.

So we’ve made kind of a small adjustment. But that comes and goes each month. So stay tuned next month as I report what September looks like.

Lawn and Brown Spots | Restoring Your Lawn and How to Diagnose and Treat Brown Spots. You know, one of the things that I try and impress upon sellers is curb appeal. That’s very important, particularly when a buyer drives up to a home.

They like to see green grass. So if your grass is brown, you need to bring it back. I’ve had lots of folks do lawn restoration on the home on El Camino Higuera that I had this weekend.

We actually put brand new sod in the front and the back. And it really is an added bonus and a special amenity to many buyers as they come into the home. So the article went on to talk about fungus that affects poor lawn care, bug infestation, heat and low moisture.

You know, we’re in an area that’s, we’re particularly in an arid region. So you have to keep your water on a lot on your lawns. Overwatering though can be a problem and saturate it.

So we had our second weekend open house.

So that was Saturday and I had 15 groups in. So certainly buyers are really, really looking and we were able to get multiple offers. And as I was telling the videographer before he started our show, we were in contract for an all cash transaction.

It’s a little bit less than list price and I’ll be able to share that with you in a couple of weeks when we close the escrow. But sellers are very happy with a 14 day close of escrow and all cash. So there are buyers out there and they are looking and they’re very active in making offers.

When is the Right Time to Sell?

I don’t think you can time the season per se. Whatever looks good for your family and your family’s timing. It’s really predicated on the general economy, and we’ve had a great stock market ride in the last three months. It’s gone back up, and I know that that’s really helped bring more buyers to the table. So please don’t be shy.
