Hello, everyone. I’m Debbie Indihar Giordano of Master Brokers.

Welcome to my weekly update where I give you bits and pieces of what’s going on in Milpitas, some highlights, and we’ll talk and wrap up some great open house activity I had this weekend.

So I’ve got to share with you. I’m pretty excited, very excited. This coming Friday, I’m going to be honored as the Citizen of the Year in Milpitas by the Chamber of Commerce.

And so I looked up at chat GPT. I said, what is a Citizen of the Year Award? So this is what it is. It’s an award that’s honor typically given to a community member who has demonstrated outstanding service, leadership, or contributions to the local area or society as a whole.

The recipient is usually someone who has gone above and beyond to improve the lives of others, whether through volunteerism, philanthropy, leadership and community initiatives or significant personal achievements that have positively affected their surroundings. So I hope that I have made an impact on our community in Milpitas. And I know it’s a great place to live, work and play.

That’s kind of the trademark of our city. There’s lots of other people that could be honored. And I, again, it’s a real treat to be singled out among the best of the best to get honored this Friday.

So I’ll happily accept that award.

Interest Rates

So let’s roll right into what our interest rate’s doing. As you know, the Federal Reserve Board dropped the discount rate last Wednesday by a quarter of a percent.

Hasn’t affected current interest rates very much. They’re holding.

๐Ÿ“ˆ30 year fixed conforming 6.45%

๐Ÿ“ˆ 15 year fixed conforming 5.875%

๐Ÿ“ˆ15 year fixed jumbo 5.275%

๐Ÿ“ˆ30 year fixed jumbo 6.25%

So these rates are good, and certainly it’s brought a lot of buyers into open houses.ย 

And your credit score will determine what your final interest rate is. So if you talk to your lender or if you send me an email, I’d be happy to refer you a very reputable lender that I work with.

Pricingย  Your Home: So where are we at with pricing? So we’ve had kind of an up and down movement this year.ย As you know, the real estate market took the wind out of the sails of it right around April of this year when Trump announced the tariffs. We had a huge drop in the stock market. And the stocks are what drives our real estate market here.

ย I’ll let you know the average price last month for August of 2025 in Milpitas was $1,800,640. That’s a little bit off from our peak. We were hovering around $1.9, almost at $2 million at the peak.

ย So we’ve made kind of a small adjustment. But that comes and goes each month. So stay tuned next month as I report what September looks like.

      Lawn and Brown Spots | Restoring Your Lawn and How to Diagnose and Treat Brown Spots. You know, one of the things that I try and impress upon sellers is curb appeal. That’s very important, particularly when a buyer drives up to a home.

      They like to see green grass. So if your grass is brown, you need to bring it back. I’ve had lots of folks do lawn restoration on the home on El Camino Higuera that I had this weekend.

      We actually put brand new sod in the front and the back. And it really is an added bonus and a special amenity to many buyers as they come into the home. So the article went on to talk about fungus that affects poor lawn care, bug infestation, heat and low moisture.

      You know, we’re in an area that’s, we’re particularly in an arid region. So you have to keep your water on a lot on your lawns. Overwatering though can be a problem and saturate it.

      When is the Right Time to Sell?

      I don’t think you can time the season per se. Whatever looks good for your family and your family’s timing. It’s really predicated on the general economy, and we’ve had a great stock market ride in the last three months. It’s gone back up, and I know that that’s really helped bring more buyers to the table. So please don’t be shy.
