Milpitas Real Estate Update: Condo vs Townhome, Interest Rates & New Listings

🏡 MARKET HIGHLIGHTS

• Interest rates held steady this week, with possible rate cuts expected before the end of 2026
• Buyers are still active and purchasing when well-priced homes hit the market
• Inventory opportunities include a Milpitas duplex and the lowest-priced townhome currently available

One of the most common questions I receive from sellers is:

“Understanding the Difference Between a Condo and a Townhome”

One of the most common questions I hear from buyers is: What’s the difference between a condo and a townhome? This is especially important for buyers in Milpitas and Silicon Valley where shared-property living is very common.

A condominium typically means you own the interior airspace of your unit, but you do not own the land beneath the building. Condo ownership is considered common interest ownership, meaning you share ownership of common areas such as hallways, landscaping, and amenities with the other owners in the complex.

A townhome, on the other hand, usually sits on its own small parcel of land. That means you own the structure and the land directly beneath it, even though there may still be a homeowners association that maintains common areas.

For many buyers, the decision comes down to:

  • HOA fees and what they cover
  • Maintenance responsibilities
  • Financing differences
  • Long-term investment goals
  • Lifestyle preferences

Interest Rates and the Economy

The Federal Reserve held interest rates steady again last week, marking the second time rates have remained unchanged. There is some prediction that we may see a rate drop before the end of 2026, but for now, rates have ticked up slightly.

Current approximate rates:

  • 30-year fixed conforming: 6.625%
  • 15-year fixed conforming: 6.125%
  • 30-year fixed jumbo: 6.5%
  • 15-year fixed jumbo: 6.125%

Even with rates where they are today, buyers are still moving forward when they find the right home that fits their needs and budget. The key is pricing and condition — when a property is priced correctly and shows well, buyers are still making strong offers.

This property is a great example of a townhome where you own the land beneath the property, which is an important distinction from a condo.

5 surprising truths about selling this spring
