As we move through July, many families are enjoying vacations and spending time together, but the Milpitas housing market continues to stay active.
While sales volume has slowed slightly, buyers remain engaged, especially for homes that are priced correctly and show well.
📊Market Highlights
- Mortgage rates increased slightly this week, with the 30-year fixed conforming rate at 6.75%.
- Milpitas home values remain strong, with an average sales price of $1.705 million despite fewer transactions.
- Well-priced homes in desirable neighborhoods continue attracting strong buyer interest, averaging 104% of list price.
- Homes sold quickly in June, with a median market time of only 12 days.
- Summer curb appeal remains one of the easiest ways for homeowners to maximize value before selling.
Real Estate in Milpitas
Mortgage Rates Continue to Fluctuate
This week’s mortgage rates increased modestly compared to last week.
Current rates include:
- 30-Year Fixed Conforming: 6.75%
- 15-Year Fixed Conforming: 6.125%
- 30-Year Fixed Jumbo: 6.625%
- 15-Year Fixed Jumbo: 6.25%
Global economic uncertainty continues to influence inflation expectations and interest rates. Although fluctuations are expected, today’s buyers continue to adapt and remain active in our local market.
Milpitas Home Values Continue Holding Strong
One encouraging trend is that home prices remain resilient.
According to the latest Santa Clara County market data:
- Average single-family home price: $1.705 million
- Median home price: $1.8 million
Inventory has softened slightly, resulting in fewer total sales, but demand remains healthy for homes in excellent condition and desirable neighborhoods.
Well-prepared homes continue receiving multiple offers and selling above asking price.
Buyers Continue Shopping Carefully
Although only 17 homes closed during the reporting period compared to the typical 20 to 25 sales, buyer activity remains strong.
Homes averaged just 12 days on market, and sellers received approximately 104% of their asking price.
This indicates buyers are still competing for quality homes while taking a more selective approach during their home search.
Summer Curb Appeal Still Matters
One area homeowners often overlook is exterior presentation.
Simple improvements can significantly increase buyer appeal, including:
- Keeping mower blades sharp
- Avoiding cutting grass too short
- Aerating compacted lawns
- Fertilizing seasonally
- Refreshing flower beds
- Trimming landscaping
First impressions remain one of the most important factors when preparing a home for sale.
Staying Comfortable During Summer
Many Milpitas homes were built without central air conditioning, making energy-efficient cooling strategies especially valuable.
Some practical suggestions include opening windows during cooler parts of the day, using ceiling fans to circulate air, and planting shade trees to naturally reduce indoor temperatures.
These inexpensive improvements can make homes more comfortable while lowering energy costs.
Local Listing Activity
Buyer traffic remained encouraging during recent open houses, especially at 1865 Big Bend Drive, where more than twenty groups toured the property over the weekend.
Several additional listings are expected to come to market soon, offering buyers more opportunities throughout Parktown and surrounding Milpitas neighborhoods.
As always, strategic pricing and thoughtful preparation remain the key ingredients for successful home sales.

Although overall sales activity has slowed somewhat, Milpitas continues to demonstrate remarkable price stability and strong buyer demand.

If you’ve owned your home for a few years, you might be sitting on more equity than you might realize.
Prices are up since 2020, and owners pulled $47 billion in equity last quarter – the most to start a year since 2021. (CNBC)
Before you tap it, one question matters most: what are you using it for?
A repair or renovation that adds value?
You’re reinvesting in your biggest asset.
Everyday expenses?
You’ll pay interest for years on something already gone.
Two more things worth knowing:
1. Equity is a tool, not a windfall. The savviest owners don’t tap it on impulse.
2. Protect your low rate. If your mortgage is around 3%, a cash-out refi means giving it up for today’s ~6.5% – which is why a good lender will usually point you to a HELOC or home equity loan instead, so your first loan stays put. Worth asking yours before you decide.
Nothing groundbreaking, just something I’d think through before touching my own equity. Hope it’s helpful.
P.S. Borrowing isn’t the only way to use equity. Selling turns it into cash – no interest, no payments (minus selling costs). For some that’s the better move. For plenty it isn’t. Either way, you’re better off knowing both doors are open.

It’s really predicated on the general economy, and we’ve had a great stock market ride in the last three months.
