Milpitas Real Estate Market Update – January 26, 2026

Hello, this is Debbie Indihar Giordano with Master Brokers. As we move through the season, I want to share a clear snapshot of what’s happening right now in the Milpitas real estate market—from interest rates to pricing trends and recent buyer activity.
Interest Rates & Buyer Considerations
As January comes to a close, the Milpitas real estate market is showing steady momentum. From interest rates to buyer activity, there are several important factors homeowners and buyers should be paying attention to right now.
Interest Rates & the Fed
Mortgage rates have edged up slightly from last week, with 30-year fixed conforming loans hovering around 6.375%. With the Federal Reserve meeting this week, all eyes remain on how economic indicators may influence future rate decisions and buyer confidence.
Trusts, Title & Property Transfers
Many Milpitas homeowners hold property in trusts, especially when planning for long-term ownership or inheritance. Title companies require trust documentation to confirm the correct successor trustee is signing. While this can feel intrusive, it’s a critical step in ensuring a clean and legal transfer.
A common misconception is that a power of attorney replaces the need for trust documentation. In most cases, it does not. Verifying vesting early can prevent delays and help ensure property transfers smoothly — often without triggering unnecessary taxes.
Recent Milpitas Sales
A recent sale at 650 Folsom Circle highlights how property type impacts buyer demand. While the home was beautifully updated, its two-bedroom layout naturally limited the buyer pool. Still, the right buyer came along, proving that strategic pricing and presentation matter.
On the higher end, a five-bedroom Milpitas home recently closed well above list price after multiple offers — even in a price range with limited comparables. Strong preparation, market knowledge, and buyer confidence made the difference.
Looking Ahead to Spring
Several new listings are in preparation, including homes in Milpitas and San Jose. As spring approaches, sellers who plan early and understand current market dynamics are positioning themselves for success.

4 Signs that 2026 will be Different for Buyers
The 2026 housing market is starting from a different place than last year.
Inventory is up 13%.
Price growth is easing.
Mortgage rates finally dropped below 6% last Friday (1/9/2026).
And the median U.S. monthly housing payment just fell to the lowest level in 2 years. (Redfin)
There’s a reason buyers are moving now, and judging by the demand I’ve seen even this week, they’re not all waiting for spring.
I’ll send you another update soon as we track how these trends unfold.

Interest Rates – Up to the minute information on the Milpitas real estate market.
Interest rates have edged up slightly from last week.

The Federal Reserve is scheduled to meet this Wednesday. After some stock market fluctuations last week, we’re seeing recovery today. The Fed will be closely watching the economy and evaluating how future rate decisions may impact the housing market.
Most of my clients in Milpitas require jumbo financing due to local home prices, so this is especially relevant for buyers right now.
